A 34MW campus in one of Europe's most planning-constrained data centre markets – delivered on programme.

Bryden Wood began construction in Q2 2021 across a site shared with an active business park development, requiring careful sequencing of groundworks and site-wide infrastructure alongside occupied neighbouring buildings. The three buildings, delivering a combined 34MW for hyperscale and retail clients, were arranged to maximise site yield within the planning envelope.

Bryden Wood's Reference Design provided the framework for consistency and scalability across all three – adapted to a site where strict planning constraints on height and massing left very little room for error.

    Construction commenced Q2 2021 on a live business park, requiring careful sequencing throughout. Security was integrated at every level of the design, reflecting the operational sensitivity of the facilities.

Bryden Wood designed the Dublin Data Centre Campus as part of a larger business park development on the outskirts of Dublin. The scheme comprises three distinct buildings delivering a combined IT capacity of 34MW, alongside dedicated office and support spaces, for both hyperscale and retail clients.

The site presents planning constraints on height and massing that required a considered design response. Bryden Wood combined multi-level and single-storey structures to maximise site yield within the available footprint, maintaining compliance with local regulations while achieving the client’s capacity and resilience requirements. Each building varies in capacity, but the overarching strategy for environmental performance, security, and MEP resilience is consistent across the campus.

Security is embedded throughout the design at every level, reflecting the sensitivity of the infrastructure housed within the facilities. The design integrates security measures that safeguard both the physical infrastructure and the confidentiality of the operations within.

Bryden Wood’s Reference Design provided the foundation for the project, enabling efficiency, scalability, and rapid delivery from the outset. Construction commenced in Q2-2021, with the first two buildings, site-wide infrastructure, and supporting office spaces completed in two phases at the end of 2022 and 2023. The third and final building will complete the campus, reinforcing its role as a key hub for digital infrastructure in the region.
